Monthly: Walk the Lot
- Inspect asphalt for new cracks, potholes, and surface deterioration
- Check striping visibility — lines, arrows, crosswalks, stop bars
- Verify ADA signage is upright, visible, and undamaged
- Confirm handicap pavement markings and access aisles are intact
- Check fire lane markings for visibility and compliance
- Inspect bollards and wheel stops for damage from vehicle impacts
- Walk the lot after dark to identify burned-out lights
- Check storm drain grates for debris and blockages
- Note any standing water areas after rain (indicates drainage issues)
- Document findings with photos for contractor scoping
Quarterly: Cleaning & Inspection
- Pressure wash sidewalks, walkways, and common areas
- Pressure wash dumpster pads and enclosures
- Clear storm drains and check for sediment buildup
- Inspect and clean parking structure levels (if applicable)
- Assess fire lane paint condition — refresh if fading
- Porter service: litter pickup, exterior trash cans, covered walkways
- Inspect fencing and gates for damage or wear
- Check curb paint and no-parking zones for visibility
Annual: Full Assessment
- Full asphalt assessment — evaluate for seal coating (every 2-3 years)
- Full striping assessment — plan re-stripe if lines are faded (every 12-18 months)
